In preparation for your inspection it is important that you take some things into consideration:

Limit the number of people who attend the inspection with you

Family members of course have your best interest at heart but they can sometimes be a hinder to receiving important truthful information on an inspection.. Limit the number of people to limit the information you want to receive… You have paid an expert to inspect your home… Listen to the expert!!

Arrival time

Of course, you are welcome to attend the inspection for its duration. But arriving at the last thirty minutes helps the inspector focus on the home and not inadvertently miss something important.

Read the report

Its my experience that many potential homeowners don’t read the entire inspection report… Don’t leave this to your realtor.. READ THE ENTIRE REPORT and if there is something you don’t understand call your inspector to get clarification.

Payment

Please be prepared to sign the pre-inspection agreement and provide payment BEFORE your inspection takes place.

Common questions

The inspection report is a document that contains information about descriptions and deficiencies of what we have found in your potential home. We document what the home tells and shows us.  Please use our report as an accurate description of the condition of your home at the time it was inspected.

 Most inspectors are hired by either the buyers or sellers. However, again, our job is to give an accurate description of the condition of the home despite who has hired our services.

Your inspector should be licensed by the state of Texas and should provide you with a license number issued by the Texas Real Estate Commission. (TREC)
